Mortgage calculators are useful, but they are still a partial view. The property can look manageable at the repayment layer and still feel stretched in real life once the rest of ownership arrives each month. That gap matters most when buyers are already near their comfort limit.
This is why the buying-a-home scenario now uses a total ownership percentage rather than a repayment-only percentage once the extra costs are known. It is a better signal for the actual budget pressure you will be living with.
If the ownership total is already high before lifestyle spend and savings goals are considered, the property is not just “a bit tight”. It is often the wrong level of stretch for the rest of the plan.
